All Board meetings are held on the third (3rd) Tuesday of each month at 6:00pm at the Cooperative Hall, located at 55 Singer Court, Stratford, CT 06614.

Attendance is limited to Members only, unless a proxy is on file.

Members wishing to speak must submit questions or statements in writing immediately after speaking so they may be attached to the meeting minutes.

Membership Application Requirements
The Board of Directors relies on its membership eligibility policy guidelines to determine whether the financial, credit, and employment information submitted is sufficient for approval. These guidelines include, but are not limited to, the following requirements:
• Applicant(s) must live in the unit; renting is strictly prohibited.
• Applicant(s) who are financially vetted must occupy the unit as their primary residence. Additionally, any applicant(s) who own other property or have other existing mortgage(s) loans shall require further review.
• Private financing is not permitted.
• Applicant(s) purchasing a unit with cash must disclose the source of funds and verify that the cash is available at the time of application.
• Purchasing a unit with cash or having a large sum in the bank does not waive or alter any other application requirements.
• Applicant(s) purchasing with a bank mortgage who are denied by the lender at any stage must return to the Board for further consideration.
• Applicant(s) intending to purchase a Cooperative unit must establish eligibility for membership by meeting the following guidelines:
o Minimum gross household income of $3,500 per month from employment, benefit entitlements, investments, or savings. Written verification is required.
o Proven income history supported by federal tax returns for the previous two (2) years and employment verification for the same period.
o Debt-to-income ratio not to exceed 36%.
o Current documentation of U.S. citizenship or properly documented legal immigration status.
Applicant(s) have sixty (60) days to submit all required supporting documents. Applications not completed within this time frame will be denied. A denial letter will be sent to the address listed on the application, and the applicant(s) must reapply.
Once all required documentation is received and deemed complete, the application will be submitted to the Board of Directors for consideration. The Board reserves the right to interview all prospective buyers. Applicant(s) will be notified in writing of approval or denial within 30–45 days of submission. The Board reviews applications once a month, typically the second week of the month.

Policy and Procedure for Handling Membership Certificate Changes
This policy outlines the requirements and procedures governing all changes to membership certificates for Members of Stonybrook Gardens Cooperative, Inc.
General Requirements
All requests for changes to a membership certificate must begin with a written request submitted to the Cooperative office. Whenever a Member wishes or is required to make a change in the ownership of their unit that necessitates an update to the membership listing and the membership certificate, the Member must provide sufficient written documentation explaining the circumstances that give rise to the requested change.
This written request must clearly identify the reason for the change and include the full identity of any individual who may become a new Member as a result of the issuance of a revised or new membership certificate. No changes will be processed without complete and accurate documentation.
Attached to this policy are descriptions of the various scenarios under which membership certificate changes may occur, along with the required supporting documents and any associated costs.
If a Member seeks a change in membership or ownership that does not align with the specific circumstances outlined in this policy, the request must be referred to the Board of Directors for a full review. The Board will evaluate the request and render a decision in accordance with the Cooperative’s By-Laws.
Any Member who makes changes to ownership or related legal documents without the prior written consent of the Board of Directors is strictly prohibited from doing so. Such actions will be considered a violation of the Occupancy Agreement and may result in fines, enforcement action, or termination of the Occupancy Agreement.

Town Bulk Pick-Up

APRIL 6th - SEPTEMBER 17th 2026
Residents MUST MAKE AN APPOINTMENT to have their bulk items picked up
prior to placing those items curbside.
Appointments can be made starting March 16th 2026 by calling Stratford Department of Public Works at 203-385-4080 from 7:00 am to 3:00 pm, Monday through Friday.
Each household is allowed one appointment per year for the collection period of April 6th, 2026 to September 17th, 2026.
